Master Plan

An architectural master plan is a framework that guides growth and development of buildings, infrastructure, and open spaces within a community or on a property.

It is a strategic planning process that entails analyzing current conditions, envisioning future needs, and arranging locations for buildings, circulation patterns, utilities, drainage, green space, and other details. It provides a clear long-term vision that enables coordinated decisions as projects are implemented over time.

COMPONENTS OF A MASTER PLAN

Master plans will be modified based on the project, but most plans will include several key components such as site analysis, program requirements, concept and massing, circulation and access, open space framework and, phasing and implementation.

SITE ANALYSIS

A detailed site analysis will be performed on the property to determine aspects that will dictate future design decisions such as surroundings, existing buildings, vegetation, views, drainage, and other aspects that will impact the design.

PROGRAM REQUIREMENTS

The client will provide a program that defines the scope of the project. This will contain the needs and goals for how the site will be used, such as what type of spaces, the size of these spaces, and other requirements and wishes.

CONCEPT AND MASSING

The aim of initial massing studies is to explore different configurations of structures and how they relate to each other while also consider the circulation of vehicles and people, solar orientation, views, and other aspects that are part of the master plan.

CIRCULATION AND ACCESS

Another important part of the master plan is to define clear circulation patterns for vehicles, pedestrians, service and first responder vehicles.  This includes entrance points, roads, parking, sidewalks and walkways.

OPEN SPACE FRAMEWORK

Another component of the master plan is to establish the open space framework which ties the entire master plan together. This includes the open spaces that connect and complement the buildings and includes landscape areas, gardens, courtyards, and plazas. 

PHASING AND IMPLEMENTATION 

The master plan can also outline a phasing strategy.  This permits larger developments to be subdivided into smaller feasible projects that can be funded in increments and constructed over time.
